Termites cause enormous damage to homes in India and other warm countries, silently eating through door frames, wardrobes, wooden floors and even stored papers. The cheapest time to stop them is before the house is built. Once they move in, treatment becomes harder, costlier and less effective.
How subterranean termites get in
Most damaging termites live in colonies in the soil. Workers build tiny mud tubes to travel from the ground into the building through cracks in floors, gaps around pipes and joints between walls and slabs. A gap less than a millimetre wide is enough.
The stages of pre-construction treatment
In India, the relevant standard is IS 6313. The treatment follows the building as it rises:
- Foundation trenches: the bottom and sides of excavations are treated before footings are cast.
- Backfill: soil filled around foundations is treated layer by layer.
- Plinth filling: the soil under the ground floor slab is treated before the floor is laid.
- Around the building: a strip of soil along the external walls is treated once the plinth is complete.
- Pipe and conduit entries: soil around service entries is given special attention.
Choosing a contractor
- Use a licensed pest control firm that uses registered termiticides at the correct dilution.
- Ask for a written schedule matched to your construction stages.
- Ask for a warranty, commonly several years for pre-construction work, and keep the paperwork.
- Supervise each stage. Treatment that is skipped or diluted cannot be checked later because it is buried.
Protecting woodwork
- Use well-seasoned, treated timber or engineered wood rated for termite resistance.
- Do not let wooden frames touch the ground or soil directly.
- Seal gaps between frames and walls.
- Keep moisture away from wardrobes and kitchen cabinets on external walls.
Already have termites?
Post-construction treatment involves drilling holes along walls and floor junctions and injecting termiticide into the soil below, plus treating affected woodwork. Look for mud tubes on walls, hollow-sounding wood, and small winged insects swarming indoors after the first rains.
